- The person making the booking must be 21 years or over. Couples & families only. Both flats are non smoking. No pets allowed.
- Linen is not provided but can be hired for £15 per bed set (Duvet cover, sheet, 4 pillow cases). You are welcome to bring your own, we do not provide towels, tea towels or bath mats.
- A deposit of 1/3 of the total rental cost is required along with the £10 booking fee to accompany the completed booking form.
- Upon payment of the deposit and subject to the acceptance of the booking the hirer becomes liable for the balance of the rent, plus damage deposit for the period of the letting to be received not less than 28 days before the start of the holiday.
- For bookings made 28 days or less before arrival the full amount plus damage deposit is to be paid on booking.
- Any cancellation for whatever reason must be confirmed in writing and received prior to the start of the letting. Upon receipt of any cancellation we will try to re-let the property for the period. If such a re-letting can be arranged then we will, refund the deposit. If the property is not re-let for any reason then the hirer is legally liable for the whole of rental.
- All lettings are for holiday purposes only and to the persons named in the booking form. The exact number of persons allowed in the property is clearly stated.
- A damage deposit of one hundred pounds (£100.00) is payable with the balance of rental and will be refunded by cheque within two weeks following departure less any charges deemed appropriate The hirer is totally responsible for the property and is expected to take all reasonable care of it. The property must be left in a clean and tidy condition, otherwise an extra cleaning charge could be made.
- The holiday period runs from 3pm on Saturday until 10am on day of departure. Short breaks out of season by special arrangement.
- If it is not possible for you to enter the property due to circumstances beyond our control (e.g. fire, flood etc) and we are not able to provide alternative accommodation but we will return all monies paid.
- All guests and visitors are totally responsible for their personal property and we accept no responsibility or liability for any injury sustained, loss or damage to any person or property brought on to the premises.
- In the interests of neighbours, tenants must ensure there is no unreasonable amount of noise within the house or garden. We reserve the right to evict anyone who causes excess disturbance.
